Case Study


Brunel Court

This project was developed over a 5 year period in conjunction with University of Central Lancashire (UCLAN). The student accommodation and hotel are perfectly situated adjacent to the main UCLAN campus.  The hotel is an ideal facility for visiting parents and provides high specification bedrooms and conference facilities for other service users.

Brunel Court was a complex scheme as the building to be refurbished and extended was situated on the former Network Rail HQ site and former canal. Sutcliffe designed a strategy enabling the whole reuse of the existing building to accommodate the student accommodation without the need for expensive strengthening techniques. We also designed the strategy to allow the building to be extended over the previous canal system. This saved the client £500,000.

Part of the redevelopment took place on Lawson Street which was on the site of former Police HQ. The refurbishment included the redevelopment of a classic 1960’s reinforced concrete building with the erection of two additional storeys on top. The techniques of refurbishment the Former Police HQ ensured the project was completed on time. A single month’s delay would have resulted in the contractor incurring £400,000 in liquidated damages.

The project was completed under budget and below the anticipated original fee commission. The development was BREEAM rated ‘Very Good’.
