Canalside Oilsites

Canalside Oilsites took place on 30,000m2 of undeveloped brownfield land, owned by English Partnership & Neston Borough Council, which borders the Manchester Ship Canal.

Phase 1 of the development comprised of two bespoke units for medium to light industrial use with dedicated car parking and landscaping. The completed units are of steel framed construction with insulated metal cladding incorporating 10% roof lights, concrete floor slab with mains services and drainage connections The development of the site (which is adjacent to the proposed Waste Handling Depot, Ellesmere Port) was challenging as the uneven ground contained live services & live drainage and was significantly contaminated.

Phase Two of the development proposed two further bespoke units and was more complicated. The site extension moved further towards the retaining wall of the Manchester Ship Canal and encroached on to heritage metal bars used to support the canal boundary. As the metal bars 30meters long would be under the footings of the two units. It was decided due to changes in the UK’s economic climate that this would not precede.
