The Lime St Regeneration Project is a major development in the heart of Liverpool.

The project is relevant because it is a City Centre project on a previously developed site with the potential for unknown, unchartered tunnels beneath the building footprint.

Sutcliffe have been involved in this scheme from inception and have carried out numerous surveys to get the design process moving.

We carried out a number of VE workshops with the Client and Preferred Contractor and, after assessing several design options including reinforced concrete, steel and timber, the decision was made to proceed with a steel frame on the basis of speed of construction which was a major driver on this project.

The project includes the clearance of derelict Victorian buildings and the construction of two new build developments together with retail and public realm space as follows:

  • Five retail units on Lime St – totalling approximately 28,000 sq. ft.
  • A 10-storey, 412-bed student accommodation block.
  • A three-storey hotel with 101 guest rooms.
  • A central podium area which will allow integration between students with members of the public.
