D’urton Lane

D’Urton Lane near Preston is a Homes England DPP3 development site that was purchased by Trafford Housing Trust. This site is due to be developed into a mix of 250 two, three and four-bedroom homes on a varying mix of tenures. 

A large amount of investigation work had been completed for this project prior to Sutcliffe’s involvement, as their role was to review and carry out the requirements on the site.

Initially, there was a requirement to remove around 16,000m³ of material from the site with a cost in excess of £500,000. 

However, by realigning the road network and determining alternative surface water outfalls, Sutcliffe managed to balance out the cut and fill, requiring no material to be removed from the site and generating a significant saving. 

Sutcliffe also undertook a foundation zoning plan reviewing the existing trees, allowing the team to remove some of the blocks that were located on-site. 

All necessary design and calculation processes were completed to allow full building regulation approval, NHBS warranty approval and to discharge all the pre-commencement planning conditions.
