The Runnells Lane development in Sefton, completed in 2020 in partnership with Jigsaw Homes, consists of 31 new housing units distributed across 10 blocks, featuring a communal green space. The scheme includes five two-bedroom bungalows, 15 three-bedroom houses, and 16 two-bedroom houses.

The Runnells Lane development involved a comprehensive approach to addressing several key design and construction challenges. Completed in 2020, the project created 31 new housing units across 10 blocks, including a mix of bungalows and houses, along with a communal green space.

Project challenges

Significant drainage issues were resolved by designing and installing a foul water pumping station with a rising main, linking to an off-site combined sewer. Surface water was effectively managed by directing runoff to a nearby stream, with attenuation measures included in the large diameter pipes on site. The use of timber frame construction allowed for a reduction in build time, while foundation designs addressed the necessary line and point loads. Localised de-watering was also required due to a high water table. Funded through a Homes England Grant and RCGF funding from Jigsaw Homes, the development provided affordable rental housing, and all units were fully occupied immediately after completion.
