Liverpool One is the second largest shopping centre in the North West, and making structural changes while keeping it open requires careful planning. Sutcliffe supported through landlord works, ensuring the project is delivered smoothly, safely, and with minimal disruption to retailers and shoppers.

We began by providing feasibility studies, making sure designs were fit for purpose before the tender stage to reduce the risk of delays. During construction, we supported structural changes, including creating new openings for lifts and escalators, closing existing openings, and making other key alterations to meet tenant requirements.
To protect Liverpool One’s structure, we carried out third-party quality assurance (QA) checks on retail fit-outs, so all work carried out followed design codes and landlord requirements. We also provided emergency inspections, working with the estate management team to quickly resolve health and safety issues while keeping disruption to a minimum.
One key project was the expansion and refurbishment of the Zara store on St John’s Lane. We designed and detailed a new lift shaft, including a lift pit above the existing car park. Since the car park remained open during the works, we worked closely with the contractor to ensure safety and efficiency. The developments to the Liverpool One retail estate will allow it to evolve and grow to accommodate more businesses in the future.
