We began by tackling the site’s contamination issues through an extensive remediation strategy, which required careful negotiation with planners and compliance with environmental regulations. This process ensured the site was safe for development and aligned with both historical preservation and modern construction standards.

Our design involved constructing 72 new residential units, including multi-storey steel-framed apartment blocks. These structures were built on piled foundations to accommodate the site’s unstable ground and historical context. We also carried out the refurbishment of existing buildings and the restoration of the Grade II* listed Shot Tower, integrating it seamlessly with new construction.
Project challenges
The project’s drainage solutions posed additional challenges. We collaborated with the Canals and River Trust to develop a sustainable drainage strategy that addressed the high water table and contamination risks while meeting environmental discharge requirements.
Throughout the project, Sutcliffe managed the interplay between remediation, structural design, and construction, ensuring that the development met both safety standards and sustainability goals. The successful completion of this project not only revitalised a key historical site but also contributed significantly to the regeneration of the local area.
