Sutcliffe was appointed by Cheshire East Council to design a new single-storey nursery block at Beechwood Primary School. Preconstruction surveys identified the need for piled foundations, and a CCTV survey revealed a sewer beneath the site. Sutcliffe worked with United Utilities to secure a Build Over Agreement and coordinated the modular building design to meet tight deadlines. The nursery opened on time for the new intake with positive feedback from the school community.

Preconstruction surveys confirmed the requirement for piled foundations, and a CCTV drainage survey revealed an adopted sewer running directly beneath the proposed building footprint.

To avoid a costly sewer diversion, Sutcliffe worked closely with United Utilities to secure a Build Over Agreement. Early engagement with modular suppliers enabled foundation designs to be coordinated efficiently, ensuring the project stayed on track to meet the September intake deadline. The modular building’s external appearance and high-quality internal finish were well received by all stakeholders.
