Sutcliffe was involved from the very beginning, carrying out detailed site surveys and assessments to pave the way for the design process. Working closely with Liverpool City Council and Sigma In partnership, we provided Structural and Civil Engineering, Geotechnical & Environmental Investigations, Building Surveying, Pre-Planning Services, Temporary Works, and Party Wall Surveying—ensuring a smooth and efficient build.

A key part of our work was leading Value Engineering workshops with the client and contractor. After carefully considering reinforced concrete, steel, and timber, the team opted for a steel frame, chosen for its speed of construction—a crucial factor in this high-profile city centre project.

Lime Street has been designed to tell a story. The building’s cladding panels celebrate the area’s rich heritage, capturing the people, industry, culture, and commerce that have shaped this iconic part of Liverpool.

Now home to student accommodation, retail spaces, supermarkets, commercial units, and a hotel, the Lime Street Regeneration Project has redefined the primary gateway into the city. We are humbled to have played a part in delivering a development that pays homage to the past while shaping the future of Liverpool.
