This project involved upgrading and modernising Victorian terraced houses, many of which had fallen into disrepair. The project aimed to bring the properties in line with current housing standards, offering a mix of 2, 3, and 4-bedroom homes. The scheme combined Housing Association-owned properties with additional homes transferred from the Local Authority.

Sutcliffe was responsible for delivering Party Wall Surveyor services as part of the Welsh Street Developments project in Liverpool. This initiative focused on upgrading Victorian terraced houses that had experienced long-term degradation. The project encompassed 127 residential units, including properties already owned by the Housing Association and additional homes transferred from the Local Authority. As Party Wall Surveyors, Sutcliffe developed a comprehensive strategy to handle party wall matters, ensuring compliance with statutory regulations. We issued over 160 notices, conducted detailed inspections to prepare Schedules of Condition, and served Party Wall Awards where necessary.

Project challenges

One of the key challenges was the phased nature of the works, with properties transferring from the Local Authority while refurbishment was ongoing. Additionally, several homes were owner-occupied under Right to Buy, requiring careful coordination. Despite these complexities, Sutcliffe successfully managed the party wall processes, ensuring smooth progress across all phases of the project.
