Runnells Lane, located in Sefton, is a development project in partnership with Jigsaw Homes, which consists of 31 new housing units across 10 blocks with a communal green. Completed in 2020, this scheme includes five, two-bedroom bungalows, 15 three-bedroom houses and 16 two-bedroom houses.
Drainage was a key concern with this development as no on-site drainage was present. Sutcliffe designed a foul water pumping station with a rising main, connecting to an off-site combined sewer. Surface water was taken to a nearby stream with attenuation built into the large diameter pipes on site.
To reduce build time, timber frame houses were designed and the Sutcliffe team provided foundation design, taking into account the line and point loads. Localised de-watering was required due to a high water table.
The 31 new homes were funded by a Homes England Grant and RCGF funding provided by Jigsaw. The tenure for the development is all affordable rent and all units were occupied straight after handover.
