Once planning is achieved, speed of construction is crucial. Developers need certainty that the project can be brought to the marketplace at the most rewarding time while staying within budget.

We actively search for opportunities to add value to our clients’ assets and help them deliver profitable residential developments. Our portfolio of residential developments has rapidly grown over recent years with one of our residential projects, the SHARP scheme in Flint awarded 2019’s ‘Best Social Housing Development’ at the North Wales LABC Building Excellence Awards.

Our team at Sutcliffe have extensive experience in the design and delivery of infrastructure for housing developments and other residential projects across a range of scales. Various styles and scales include the private rented sector, student accommodation, social and affordable housing and extra care sectors. Sutcliffe have built trusted relationships with planning consultants, developers, house builders, contractors, local authorities, property managers and private clients to plan, design and engineer residential buildings of all types and scale whilst ensuring that the designs are both deliverable and sustainable.

Social Housing

Sutcliffe has a long-established track record in the development of affordable and social housing and regeneration, including new build and refurbishment. We understand the unique nature of the affordable housing sector and continue to improve the quality of our service, while addressing the continuously changing needs of the housing community, particularly in terms of Eco Homes and Code for Sustainable Drainage Systems (SuDs). Sutcliffe has worked on many award-winning and prestigious national schemes including Welsh Streets Refurbishment, Liverpool, which had previously experienced significant deterioration. Our aim for this project was to offer our services in Party Wall Surveying to provide a strategy for dealing with party wall matters, serving statutory notices, undertaking inspections for Schedules of Condition and compiling/serving Party Wall Awards. 

Edge Green Lane in Wigan is another successful project to add to our residential portfolio. The development of social housing in Golbourne had become overgrown with Japanese Knotweed which was removed under supervision from Sutcliffe. For this project Sutcliffe provided initial pre planning services to highlight the risks on site, including desktop studies, drainage surveys and environmental surveys.

Housing

Housing has formed a major part of Sutcliffe’s services over recent years. Working with our clients from registered providers, national house builders, private developers, universities and bespoke individual housing clients. Our estimation is that over 10,000 homes have been successfully built from Sutcliffe designs. One of our most notable projects over recent years is the Castlefields Regeneration in Runcorn. This project required the demolition and rebuild of approximately 1090 properties in the area to replace 1080 deck access flats, together with redesign of the highways and drainage infrastructure. Sutcliffe were proactive in ensuring all site surveys and investigations were performed on time.

Liverpool’s landmark building, Marwood Towers offered a groundbreaking approach to public-private housing across the UK and our team at Sutcliffe played a crucial part in transforming the 1965 15-storey tower block into a high quality specialist accommodation for over 55s. Our skilled team of environmental scientists and geotechnical engineers ensured the site was prepared for the redevelopment project.
